LOCAL PLANNING BRIEF

Buying Dubai property on behalf of a principal

Create a buyer brief, verify the broker and separate commercial, legal and residency questions before a Dubai property purchase.

Coordination through specialists for the scope of your brief. Availability and fees are confirmed before an engagement.

Agree the mandate before the shortlist

Define the objective: family use, long-term holding or an income-producing asset. Set the total budget, funding approach, preferred handover condition and who can approve offers. A representative’s research role is not the same as legal authority to sign. Have the appropriate professional confirm any power of attorney and the documents required for the specific transaction.

Verify the people and the property

Use Dubai Land Department’s licensed-broker directory to check the intermediary. Ask the transaction professional to verify ownership, authority to sell, property status and applicable restrictions using current official records. For an off-plan purchase, ask specifically about project registration, payment arrangements and the protections applicable to that project.

Compare total ownership costs

Request a written breakdown of purchase price, transfer and registration charges, brokerage, financing, service charges and expected maintenance. If income is the objective, model vacancies and management expenses instead of presenting gross rent as net return. Any residence eligibility connected to the purchase needs a separate assessment; a property recommendation is not an approval.

Ask for an itemised cost picture

Costs depend on the scope, family and property or programme. Use these categories to request a quote; this is not a price list or a guaranteed timeline.

  • Purchase price, transfer and registration
  • Brokerage, finance and legal scope
  • Recurring service, maintenance and management
